A property cleanout is any job where you need a significant volume of items removed from a home, rental suite, or commercial space. Whether you're preparing a property for sale, taking over a vacated rental, returning from abroad, or finally dealing with years of accumulated household goods, SturdyBee handles the entire removal — from wherever each item sits, including basements, attics, and outbuildings.
Common Property Cleanout Situations
We handle property cleanouts for a wide range of circumstances:
- Pre-sale preparation — clearing non-staging furniture, accumulated items, garage contents
- Post-sale clearing — helping sellers empty a home before possession date
- Rental suite turnover — landlord clearing tenant-abandoned belongings
- Estate situations — family members handling a relative's accumulated household
- Downsizing — moving from a house to a condo and reducing volume significantly
- Extended absence — clearing a property after a long-term rental or extended time abroad
- Foreclosure situations — clearing properties after legal proceedings
- Renovation preparation — clearing before contractors arrive
What We Take in a Property Cleanout
We take virtually everything a household accumulates except hazardous materials. This includes:
- All furniture — sofas, beds, dressers, tables, chairs, shelving
- All household appliances — fridges, stoves, washers, dryers, dishwashers
- Clothing and textiles (in bags) — we don't sort, but we route donations where possible
- Boxes and general household items
- Electronics and small appliances
- Garage and storage contents — tools, sports equipment, holiday items
- Yard and outdoor items — furniture, planters, equipment
- Construction debris left from DIY projects
- Mattresses and box springs (specialty surcharge applies)
What We Cannot Take
We cannot haul hazardous materials under any circumstances: wet paint, motor oil, household chemicals, asbestos, propane tanks (unless fully empty and valve removed), biological waste, or medical waste. These need specialist disposal — check your municipality's hazardous waste drop-off program.
If a property has items that fall in these categories, let us know when you book and we'll advise on next steps.
Property Cleanout Pricing
A property cleanout is priced by load volume, like all our jobs. The on-site quote is based on what we see — a partially furnished single room might be a 1/4 load, while a full house with years of accumulation often fills the whole truck.
For larger properties, we may do multiple runs in a single day, depending on volume and location. Multi-load jobs are quoted together before we start. There are no surprise add-ons once the quote is agreed.
How We Work on a Property Cleanout
Our crew walks through the property with you before quoting. You indicate what stays and what goes — we remove only what you've confirmed. For estate and landlord situations where no resident is present, we work from a clear briefing provided at booking.
On large cleanouts, we work systematically through rooms, loading as we go. We sweep or tidy the cleared area when we're done. We don't leave a mess.
Realtor & Property Manager Service
We regularly work with Metro Vancouver Realtors and property managers who need a property cleared quickly before a listing or showing. We can usually accommodate tight timelines and are comfortable coordinating with building management for condo access. Invoice available for expense records.
